"we appreciate your professional service..."
Dear Steve and Karin, Carie and I would like to let you know how much we appreciate your professional and personal service as our Real Estate agents. Carie and I both have a tough time making decisions and you made that process as trouble-free as possible. We appreciate that it took over a year to find the perfect home that met our needs. There was never a time during these months that we ever felt like there was pressure on us to buy a home. You called periodically with home and location ideas and let us sort out the information on our own. This made us feel like the process was all about us and not just business. When we finally found the right home, it put us both at ease knowing that "The Best Realty Team" in Salina was working for us. This was the first time we had to sell a home to buy a home and it was a little intimidating for us. You and your team at Millwood Realty turned this into one of the most positive experiences in our lives. Our house sold on time and our new house closed within a timely manner. We believe that this might not have happened if we had chosen to work with other agencies. Thoughtful, caring, professional, genuine, and honest are all adjectives that could be used to describe Steve and Karin Ashton. We would like to thank you from the bottom of our hearts for all that you have done for us. Scott and Carie VanDeCreek Salina, Kansas

Closing or Settlement >Walk Through Woes
Buyers can be a little cranky on closing day if things go wrong during the walk-through inspection. For example, the sellers' dependable old dishwasher might stop midway through its cycle and the bathroom sink might clog unexpectedly. These situations can create anxiety for the buyers and sellers, but such problems are quite common and usually simple to resolve.
Most purchase agreements require that the major mechanical systems and the appliances being conveyed are in working order at the time of the closing. Defects are often discovered during the structural inspection, allowing the sellers plenty of time to have the repairs made. Occasionally there are last-minute breakdowns or defects that are not spotted until the walk-through inspection. In that case, an agreement can be made with the sellers at the closing to escrow funds for the repair or replacement of the items in question.
